Chiang Mai is a wonderful place for those wishing to retire. It has excellent accommodation, good medical facilities, a comfortable warm climate, a good internet and telephone service and plenty of things to do in and around the beautiful, ancient city. Golden temples are everywhere and there is a wide choice of restaurants and cuisines, sports and leisure facilities and modern shopping centers plus the wonderful local shops and markets. There is an international airport and Bangkok is 1 hour and 10 minutes away. There are many expats associations and clubs catering to the vibrant community of foreigners that live here already or are visiting.

Retirement visas are available for anyone over 50 years old that qualifies, and the retirement visa can be applied for in Thailand whatever your present visa situation.

We have found recently that not having a will made in Thailand with a Thai executor appointed to carry out the terms of the will has led to major problems in the event of your death.

If you have any assets in Thailand you should protect them by making a will and appointing an executor in Thailand. You must be aware that wills made abroad may not cover assets in Thailand.

CM Property Services can organise the writing of a will (with translation) and the proper registration of this will with a legal Thai executor. This will mean that your relatives and family will be able to organise your affairs according to your wishes in the event of your death.

Perhaps the most confusing part of living here is that, although it is permitted to buy a house, foreigners can not buy land and so it becomes more of a problem. We have a great deal of experience in this field and strongly recommend that you consult with us before making any decisions about your accommodation arrangements. We have helped many people in this area and since we are independent we can give you absolutely the best advise. Some agencies recommend forming a limited company in order to buy land. There are some real areas of concern with this arrangement.

Fortunately there are many ways to have a lovely home here with all the security that you need to be comfortable. Due to our up to date knowledge and our contacts we will will really be able to help you in this area. If you are already living here and experiencing difficulties there are plenty of remedies available, so don't despair......get in touch.

Part of living here is keeping up to the visa regulations and requirements. It is a constant topic of conversation and it easy to become confused listening to the so called experts. Visa regulations are in fact quite clear and we will easily be able to advise you according to your individual circumstances.

Please note that is only possible to stay for 90 days (3 x 30 days) if you arrive on a Visa on arrival (V.O.A), after which you must leave Thailand for 90 days before returning on a similar 30 day visa. Alternatively you can go to a Thai embassy (outside Thailand) and apply for a tourist or non-immigrant visa and return straight away. The best advice is to obtain a long tourist or non-immigrant visa from your home country before travelling to Thailand if this is possible.

It is also becoming harder to get a non-immigrant marriage visa without being officially married for a reasonable amount of time, maybe a year. You will find it difficult to get married and immediately obtain your marriage visa. The financial arrangement for a marriage visa is now that the couple must show a joint income of no less than 40,000 baht per month.

Retirement visas are readily available to those that qualify (over 50 years old) and if you are considering retirement in Thailand, and particularly Chiang Mai we can help you with obtaining your retirement visa even if at first sight you don't appear to meet the financial requirements. You can apply for this visa in Thailand whatever your present visa situation.

Foreigners are permitted to own and drive vehicles in Thailand. Providing you have a visa renewable inside Thailand (i.e Retirement or business or marriage visas) It is relatively easy to get a Thai driving licence, and if you have a driving licence from your own country you will probably not need to take a Thai driving test. We can take you down to the licensing center and sort this out with you. Since the Thai police have a habit of keeping your licence if you commit an offence, it is better to have a Thai one to give to them as you are much more likely to get it back when you pay your fine.

It is also relatively easy to register vehicles in your own name if you have an address here and a year long visa and we can help you with this.
